Why You Shouldn’t Look At More Than 6 Homes Per Day With Your Client

There was a time when I used to try to show as many homes as possible in one day. In fact, once in 2010, I was able to show 16 homes to one client.

The problem?

No one could remember the houses. Even when I prompted them about “the house with the green room” or “the house with the steep roof,” they couldn’t remember.

The Magic Number

The problem with showing too many houses is that you waste a lot of time reshowing houses. Once I realized this, I looked for the perfect number and have determined that it is six.

With six houses, a buyer can remember the details. Any more, and they forget.

Be sure to let your buyers know that you will only be showing six houses at a time. If they have more on their list, that’s fine. You’ll just have to show them on another day.

Still Need Help?

Even showing six homes can lead to some confusion. After a while, all houses begin to look alike. Or, it may be difficult to remember specifics.

That’s why I suggest that you take videos and photos of each house. Then, make those available to your clients.

If, after seeing the house and reviewing the photos, they will want to see the house again, that is fine. But this keeps you from showing a house only to hear, “Oh, I remember this house now. We hated the kitchen.”
